Pest Control Cost in Perth: Our Prices and What Changes Them
In Perth, a general pest treatment with FIX4U is $275, and most single-pest treatments start between $180 and $300 — spider and ant control from $180, rodent control from $200, cockroach treatment from $250. Termite inspections start from $200, and termite barrier and treatment work starts from $800. All prices include GST. The final price depends on your property and the problem.
You should not have to hand over your phone number to find out roughly what something costs. Below is our price list, and — more usefully — an explanation of why the final figure sometimes lands above the starting price.

What “from” means on this list
Where a price says from, that is the starting point for a straightforward job at a typical property — not a fixed total. Where a price has no “from”, as with our general pest treatment at $275, that is the price for that service.
We would rather show you a starting price you can plan around than a fixed number we would have to walk back once we have seen the property. If a job is going to cost more than the starting price, you will know before we begin, not after.
Something not on the list?
If what you need is not priced above, ask us and we will quote it. Some jobs vary too much in scope for a starting figure to tell you anything useful, and a number we made up would not help you plan.
What changes the price of pest control in Perth
This is the part almost no pricing page explains, and it is why two quotes for what sounds like the same job can look very different. Five things move the number.
Property Size & Type
Perimeter, internal area & layout complexity
Infestation Severity
Early catch vs long-established breeding
Required Treatment
Standard application vs targeted methodology
Physical Access
Roof voids, subfloor, tight crawlspaces
Target Pest Species
General insects vs complex subterranean termites
The size and type of your property
A small unit and a large family home take different amounts of time, product and access work. More building means more perimeter, more internal area, and more places a pest can be living.
How bad the infestation is
Something caught early is a different job from something that has been building for a year. A heavier infestation usually means more product and more thorough work.
What the job actually needs
Some problems are solved with a straightforward treatment. Others need a specific approach — targeted work in particular areas, or a different method for a particular pest. The right treatment is not always the quickest one.
Access
If a technician can get cleanly to the areas that need treating — the roof space, the subfloor, the perimeter, wherever the pest is actually active — the job runs to plan. Where access is tight, blocked or unsafe, it takes longer, and sometimes it changes what can be done at all.
Which pest it is
The obvious one, and the reason the list above is broken down by pest rather than given as a single price. Termite work sits at the top of the range because it is the most involved and the most consequential.
Why is pest control so expensive?
Fair question, and it usually comes from comparing a professional treatment to a can of surface spray from the hardware shop.
The difference is what the job involves. A professional treatment is a trained technician's time, products that are not sold to the public, and the diagnostic work of finding where a pest is coming from rather than killing the ones you can see. A can of spray treats the symptom in the room you are standing in. A treatment is aimed at the source.
That does not mean every problem needs a professional. A few ants on a kitchen bench in summer are usually a cleaning-and-sealing job. Where DIY is genuinely the sensible option, we would rather tell you.

Termite inspection cost in Perth — from $200
A termite inspection starts from $200, GST included. It is the first step for anyone who suspects termites, and it is what any treatment recommendation should be based on. Price varies with the size of the property and how accessible the areas needing checking are.
If you have found something you think might be termites — or “white ants”, as most people in Perth call them — an inspection is where to start.

Termite barrier and termite treatment cost — from $800
Termite barrier and treatment work starts from $800. This is the highest starting price on our list because it is the most involved work we do and the most consequential to get right. What it costs on a given property depends on the size of the perimeter, the construction, how far the termites have got, and what the property needs afterwards.
Because termite work varies so much between properties, the starting price is genuinely a starting point. We will tell you what your property needs after the inspection, not before.

Pre-purchase timber inspection cost — from $200
A pre-purchase timber inspection starts from $200. It is for buyers who want to know what they are walking into before settlement, and it is one of the cheapest pieces of due diligence available on a property purchase.
If you are mid-offer and working to a deadline, tell us — timing usually matters more than anything else on these.
General pest treatment — $275
Our general pest treatment is $275, GST included. It is the option to ask about when you would rather deal with things together than call about one pest at a time.
Tell us your property and what you are seeing, and we will confirm exactly what the treatment covers for your situation before you book.
Rodent control cost in Perth — from $200
Rodent control starts from $200. Rats and mice are the same job as far as pricing goes — the approach is driven by where they are getting in and how established they are, not by which of the two you have.
Roof activity is the common one in Perth. What moves the price is the size of the roof space, how many entry points there are, and whether the problem is one animal or an established population.
→ How rodent work is done: rodent control Perth
Cockroach treatment cost — from $250
Cockroach treatment starts from $250. Price depends on how established the population is and where it is living — kitchens, wall cavities and appliance voids are harder to reach than open surfaces.
Spider control cost — from $180
Spider control starts from $180. Perth homes get spiders year-round and heavily through the warmer months. Price depends on the property size and how much perimeter and eave work is involved.
Ant control cost — from $180
Ant control starts from $180. Price depends on the property, where the nest is, and how far the activity has spread.
One thing worth clearing up: if someone has told you that you have white ants, that is not an ant problem. “White ants” is what most Australians call termites — an entirely different job at an entirely different price. That is the termite line above, not this one.
→ The difference explained: white ants vs termites
Bed bug treatment cost — from $300
Bed bug treatment starts from $300. Bed bugs are among the more demanding jobs because of how thoroughly they hide and how easily they return if the treatment is partial. Price depends on how far they have spread through the property.
Do you need an inspection before you can get a price?
Not always.
For most general pest work — cockroaches, spiders, ants, a straightforward rodent problem — we can give you a solid price over the phone, provided you can tell us the size and type of the property, which pest you are dealing with, and roughly how long it has been going on.
Termites are different. Anything involving termites should start with an inspection, because the treatment depends entirely on what is found and where. Quoting termite work without inspecting the property would be guessing, and guessing on termite work is how people end up paying twice.
If you are buying a property, the pre-purchase timber inspection is the inspection — it is the thing you are booking, not a step before it.
What to tell us so we can quote accurately
The more of this we have, the closer the quote will be to the final figure:
- Which pest — or a description, if you are not sure
- The property — house or unit, and roughly how big
- How long it has been going on
- Where you are seeing activity — kitchen, roof, garden, walls
- Access — anything blocked, locked or difficult to get to
- Pets or young children on site
- Whether it is a rental, and whether a property manager is involved
A photo helps more than you would think, particularly for anything that might be termites.
Is the cheapest pest control the best value?
Sometimes, honestly. If you have a simple, early problem in a small property, the cheapest quote may be the right one, and there is no sense paying more for the same outcome.
Where cheap tends to cost more is when the price is low because the scope is small — a quick spray of the visible area rather than dealing with where the pest is coming from. The problem goes quiet, comes back, and the second call costs what the first should have.
The useful question is not “who is cheapest” but “what is included at that price, and what happens if it does not work”. Ask that of every quote. Ask it of us.
